North Village is a 60-acre community designed around the principles of New Urbanism and Traditional Neighborhood Development. It is one of four areas including East Village, Northeast Village, and South Village, which will make up Lenexa City Center, a 17-acre mixed-use, town-center-style development intended to create a new "downtown" for the City of Lenexa, Kansas.
Located on the northwest corner of Renner Boulevard and 87th Street Parkway, North Village will feature a modified grid street system with buildings adjacent to the streets. The development will include a mix of residential building types, storefront retail, and multi-tenant office space with vertical and horizontal integration of building and land uses. Other features will include structured and surface parking, common plazas, parks, and natural areas. The plan calls for 158,000 sf of office, 348,000 sf of retail, and 658 residential units.
An important feature of North Village will be the streamway and central green crossing diagonally through the center of the village. The northern portion of the streamway will be a naturalistic park with residential units oriented to this amenity. The southern portion will be a festival area or central green overlooked by residential, retail, and restaurant space, with 87th Street to the south. The central green will accommodate an amphitheater, stage, children’s fountain, and open lawn areas. The central green will also be utilized as stormwater detention for the development. Water quality “bmps” will be incorporated throughout North Village to filter runoff from the development.
GBA was responsible for Urban Planning, Architecture, Engineering and Landscape Architecture recently approved by the City of Lenexa. Construction will be under way in 2007 on 310 multi-family, 102 row-house, and 31 single-family residential homes.
