Overland Park MXD / PRN

Overland Park, Kansas

The City of Overland Park, Kansas, commissioned GBA to provide illustrations and exhibits for two new zoning districts – Planned Mixed-Used Districts (MXD) and Planned Residential Neighborhood Developments (PRN). The illustrations are intended to demonstrate several concepts such as vertical and horizontal integration of land uses, varying styles of residential building types, and first-floor retail with office and residential above, to name a few.

The prototype illustrates 86 acres with 150,000 sf of commercial/retail/office space and 381 residential units. Residential units vary from single-family detached homes to attached row homes, live-work, and residential over retail.

Recently, Overland Park utilized the illustrations to demonstrate the development concepts to City Council prior to their vote on the new zoning district. The City will further use the illustrations and exhibits to show potential developers the concepts it encourages for these newly created zones.

The PRN and MXD zones provide the opportunity for community development incorporating preservation of natural areas and usable open space. On-street parking with off-street parking behind buildings, buildings that embrace tree-lined streets, and multiple land uses blended into seamless, walkable communities are other features of the zones. GBA was responsible for Urban Planning and Graphic Illustrations for this project.
