Biotech Campus

DeSoto, Kansas

This multi-building, 35-acre campus comprises 226,000-sf of office, warehouse/distribution, quality assurance, research and development laboratories, and product manufacturing space. The operations are housed in five separate buildings. The campus was designed in a rural agricultural setting with an interior focus emphasizing human scale in the treatment of the building facades. A spacious landscaped campus corridor ties the campus together. The principal buildings are arranged to facilitate future campus and individual building expansion around the landscaped pedestrian core.

The 118,000-sf warehouse accommodates the client’s primary product storage and distribution operations. It includes high-rack storage with 40-foot clear height spaces and 22,000 sf of cooler and freezer space for product storage. A 22,000-sf administration office building is located adjacent to the warehouse facility. It contains the corporate marketing, accounting, computer, and administrative operations.

Approximately 36,000 sf of single-story laboratory space with an additional 9,000 sf of supporting office space comprise the quality assurance and research and development building. The laboratory spaces are accessed through locker and showering facilities organized in an airlock arrangement design to maintain laboratory area cleanliness. Several laboratories required special access and mechanical design with controls to support regular fumigation operations.

The production facility is approximately 49,000 sf with an additional 5,000 sf of supporting office space. Production spaces vary in size with heights up to 20 feet to accommodate process equipment. Production operations include batch fermentation processes, aseptic filling rooms, and packaging areas. Two cooler product storage spaces support the process operations. An interstitial mechanical space with access and equipment platforms support the production spaces below and provides access to process piping and services above all production spaces.

GBA provided the architectural, civil, structural, mechanical, plumbing, fire protection, and electrical design for the project, including full-time site representation during construction. To accommodate the client’s occupancy date, the design work was completed in seven months.
