Shawnee Crossings is a planned, mixed-use development consisting of corporate office, medical office, retail, and commercially developable pad sites. GBA was charged with master planning and civil/site design services for the entire development. The project, located near a heavily traveled highway interchange, uses a hybrid approach for land planning. A ring of external pad sites follows a traditional, commercial highway land development model in which retail, banks, medical office, and fast food restaurants were quick to fill. The inner core of the development is based on a “new urbanism” approach in which the buildings front the interior streets with parking to the rear. Occupant mixes in the development core are split between retail and office uses to encourage a more walkable, community feel.
