Growing municipalities are often faced with rapid development without sufficient zoning and subdivision requirements in place to protect themselves and surrounding property owners. Without these regulations, it is difficult for communities to provide quality developments that set the standard for the future.
Since the mid-1980's, GBA has worked closely with communities to prepare and enforce development codes. Working as an extension of the municipalities' staff, GBA has developed a unique scope of services to meet each community's individual needs, including:
- Complete zoning and subdivision ordinances
- Development regulations for land use, site development, transportation issues, and special uses
- Representation at Planning and Zoning and/or Board of Aldermen/City Council meetings
- Recommendations regarding proposed development based on existing regulations
- Plan review for conformance with municipal zoning and subdivision regulations
- Construction observation of public improvements based on approved development plans
- On-site development inspections
- Guidance in establishment of escrow funds and recommended releases for public improvements within developments
- Building plan reviews and inspections
- Building permits
- Comprehensive and area planning
