Right-of-Way and Easement Acquisition / Appraisals
To maintain project schedules, it is essential that right-of-way, easement acquisition and appraisal services are conducted in a timely, efficient, and effective manner. Our goal in offering right-of-way services is to provide an equitable settlement for the client and the property owner(s) within the acquisition schedule. Similarly, our goal in offering appraisal services is to provide an opinion of market value within the appraisal schedule.
Right-of-Way Acquisition Services
Our negotiators meet individually with property owners and their representatives to explain plans, acquisition documents, the property owner's rights, and the project schedule. We understand that acquisition of private property for public improvements is often met with apprehension and we work to gain the trust of the property owner through an honest and accurate interpretation of the plans and documents. GBA has developed the following approach to assist our clients in developing a right-of-way acquisition plan:
- Define project requirements as determined by funding source(s)
- Establish and maintain a realistic timetable for acquisition benchmarks
- Obtain title information
- Documents and escrow agreements
- Maintain right-of-way files throughout project
- Meet with property owners; respond in honest and timely manner
- Establish and maintain communication between client and property owner
- Recommendations for cost-effective solutions to accelerate acquisition process
Appraisal Services
Our appraiser discusses and defines the scope of work, make an inspection of the property with in depth description of the property including legal description, zoning, and sales history. Locational characteristics are also analyzed, including accessibility and land use of the neighborhood. The individual appraised site is further analyzed along with all improvements to the site that are real estate. After an analysis of highest and best use, appropriate methods of appraisal are employed concerning the market value of the subject property.
